Renting an Apartment in Shenzhen
Choose an area, inspect the flat, verify the parties and record the agreement before moving into a Shenzhen rental.

Start with a commute boundary and a two-week temporary base, not a rushed long-term transfer. View the home in person, verify who is entitled to rent it, put every material promise in the written agreement, and keep a complete payment and condition record.
Choose a commute, then a neighbourhood
“Live in Nanshan” or “live in Futian” is not precise enough. Large districts contain very different station access, street environments and journey times. Set:
- the exact office or campus entrance;
- the longest acceptable door-to-door commute;
- required metro lines and transfer tolerance;
- the latest time you regularly return home; and
- daily needs that must be walkable.
Use the Shenzhen Metro guide to test an ordinary weekday route. Compare the practical trade-offs in Nanshan, Futian and Luohu rather than treating one as universally best.
Define the full monthly cost
Ask for a written breakdown before viewing. Separate base rent from management fees, utilities, internet, parking, agency charges, deposits and any one-off building costs. Do not assume a quoted amount includes furniture maintenance or that a verbal discount will appear in the contract.
Avoid publishing or relying on a citywide “normal deposit” or “normal commission.” Terms differ, and a common practice is not automatically the correct term for your contract.
Verify the flat and the parties
Ask the landlord or authorised agent to show identity, property information and evidence of authority to sign and receive money. Check that names and the exact unit address match the agreement. If an agent is involved, understand who the agent represents and which entity receives each payment.
Do not transfer a holding payment merely because another viewer is supposedly waiting. If you choose to reserve a flat, obtain a document stating the amount, purpose, refund conditions, deadline and recipient.
Inspect what will affect daily life

- Run taps and shower; check hot water and drainage
- Test air conditioners, extractor fans and major appliances
- Look and smell for damp, mould or recent concealed water damage
- Check windows, locks, door access and bedroom noise
- Confirm mobile signal and available internet installation
- Inspect lifts, rubbish handling, deliveries and the night entrance
- Walk the route to the metro or regular pickup point
- Photograph furniture, meters and every existing defect with permission
Visit at the time you will usually be home. A quiet midday flat can face traffic, construction, deliveries or commercial activity at night.
Put the deal in writing
Before signing, identify at least:
- the parties and exact property;
- start and end dates;
- rent, due date and accepted payment route;
- every deposit and the conditions and timing for return;
- included furniture, appliances and keys;
- responsibility for repairs and consumables;
- utility and management-fee responsibility;
- early termination, renewal and notice;
- access by the landlord or agent;
- inventory and move-in condition; and
- the process for official rental-contract filing where applicable.
Read both language versions. Do not assume an English summary overrides the signed Chinese agreement. Ask for unclear terms to be revised before signing, not explained in chat after payment.
Pay with an audit trail
Pay only to the named, verified recipient under the written terms. Save the signed agreement, receipts, bank or wallet transaction IDs, agent communications, property documents shown to you, inventory and dated move-in photos. A QR transfer alone does not explain what the money was for.
The Shenzhen Government publishes a Housing Rental Supervision Service Platform and a route for rental-contract registration and filing. Eligibility and online identity requirements can change, so ask the relevant authority or a qualified adviser how the current filing process applies to your agreement.
Register accommodation after moving
Official guidance says a foreign national staying somewhere other than a hotel has accommodation-registration obligations, generally within 24 hours after arrival at the residence. Shenzhen’s published notice directs residents or hosts to the local public-security process and describes a local online route, while national online pilots and procedures continue to evolve.
Confirm the current Shenzhen method when you move, and ask the landlord or host for the property information needed. Keep the resulting record. Do not assume a lease filing automatically completes immigration accommodation registration; they are different processes.
Move in methodically
At handover, record meter readings, keys, access cards, furniture, appliance operation and defects. Have both sides acknowledge the inventory. Change account contacts where permitted and learn the building’s delivery, visitor, emergency and maintenance process.
If the home does not match the agreement, document the issue and use the written notice route. For urgent safety or rights concerns, contact the relevant authority or seek qualified help rather than relying only on the agent who closed the deal.
